Job Role: Asset Manager
Location: North West

Hours:  35 hours per week

As the Asset Manager, you will contribute to our vision of being the UKs favourite property manager by delivering an effective and professional Asset Management service to stakeholders

This role reports to the Associate Director

About You

You have experience working within Asset/Property Management environment and may have had exposure and or knowledge of lease assignments, consents, lease extensions and ground rent/insurance demands.

As you have hands on delivery of all aspects of Health & Safety legislation in relation to asset management you are ability to read and accurately interpret a lease, interpret service charge accounts, budgets and other associated financial statements.

Being customer focused means you want to take responsibility and use your initiative, as well as being able to work to tight deadlines and under pressure.

Communication comes naturally to you and you are able to engage both internal and external stakeholders.

Main Responsibilities

 - Through active and positive outcome asset management identify opportunities for enhanced service provision and customer experience.
 - In conjunction with the Head of Asset Management and Asset Portfolio Supervisor; to review Managing Agent performance ensuring all assets are maintained safely and diligently in line with client Asset Management Policy to the benefit of all stakeholders.
 - To ensure all developments comply with all statutory compliance and that all landlord lease covenants and insurance policy requirements are being discharged.
 - To support Asset Management activity on other funds/portfolios as required.
 - To liaise with other internal specialists and support services to deliver a seamless end to end service to the fund.
 - To ensure each separate property is visited and inspected in line with a specified template and format, at least once in every three years.
 - To review, analyse and provide recommendation on approval of service charge budgets and service charge accounts on sites as appropriate.
